2017 Flooding

Our office has coordinated with the Stanislaus County Office of Emergency Services to identify properties with potential damage from winter/spring flooding and we have contacted owners of the properties identified so far. Properties with documented damage of $10,000 in current market value or greater, may qualify for reduction in the assessed value of the portion damaged or destroyed and a refunding of associated taxes. Property owners may file a claim up to 12 months after the event causing damage.

Note: Filing a claim does not remove the applicant's obligation to pay taxes timely, as billed.

Annual Property Statements

The deadline to file all 2017-year property statements, without penalty, was May 8, 2017. For information about late filing of a statement or for general information, please access Personal Property under the Assessment menu on our main webpage or contact our Business Property division by calling our main number provided on this web page.

About Us

Who We Are

The Assessor is primarily responsible for preparing an annual assessment roll upon which property tax revenues are generated. The County, Public Schools, Cities, Redevelopment Agencies, and Special Districts all rely on this revenue for funding operations.

What We Do

All property, excluding supplies, movable equipment, boats, and aircraft, are assessed based upon their market value when purchased or newly constructed. The Assessor determines the market value for the ownership changes and new construction. The supplies, movable equipment, boats, and aircraft are assessed based upon their annual market value on January 1 of each year. The Assessor also maintains property parcel maps. These maps are available to the public in the Assessor's Office or at the County's web site ( The property tax assessment roll, property ownership information, and some property characteristics are also available to the public at the Assessor's Office.

The mission of the Stanislaus County Assessor's office is to produce a fair, accurate and timely assessment roll while providing excellent customer service.
